A Design/Build and Demolition Services Contract was awarded to Broughton Construction Company, LLC. for the demolition, design, and re-construction of a new College Park Woods Community Clubhouse.  A notice to proceed was issued on 10/04/19.  PG County (DPIE) approved and issued a Raze Permit on June 19, 2020 to demolish the existing clubhouse and two swimming pools. Site demolition began on Monday, June 29, 2020 and was completed on Friday, July 31, 2020. 50% design drawings have been completed as of July 3, 2020. The project was initially bid at a cost of $554,670.00, but during the design phase, two collaboration meetings were held with residents of the Woods Community to gain input and assure the design achieved the needs of the City and community. Consequently, there are several differences between the original scope and the proposed design that contribute to an increase in estimated design and construction cost. The updated estimate is $999,776. Several factors have contributed to these expanded costs such as the design expanded from 2,200 Sq/ft to 2,400 Sq/ft. Storefront window aspects were added to the front and rear of the new building. Gender neutral restroom stalls were added along with a, pitched flat roof, with high open ceilings. The complexity of the new building requires additional structural design.

Currently the contractor, Broughjton Construction LLC., is awaiting PG County construction permit approval to begin reconstruction of the new clubhouse. Anticipate new construction to begin Fall 2020. 

About the Project

The City of College Park purchased the property called the College Park Swim Club July 2018. The City asked Buchart Horn Architects to perform a facility assessment report to determine costs to repair, replace, and upgrade the necessary components of the facility and advise on recommended steps to proceed with the project. On January 22, 2019 staff outlined the recommended steps forward to the Council and received council feedback to decommission the pool by filling it in and consensus to construct a new facility.

Funding

Anticipated Total Project Cost: $999,776.

Estimated Construction cost: $999,776. 

Funding comes from the City’s General Fund.  A funding for a State bond bill of $150,000 has been requested.
